The $530 million tri-tower mixed-use destination encompasses a Class AA office tower anchored by Google leasing 19 floors; 40 West 12th, a condominium tower priced from $1.1 to $2.5+ million; Epicurean Atlanta, a 178-key hotel designed for food lovers; and the Sky Terrace, an elevated amenity deck and greenspace that connects the three towers.

1105 West Peachtree was the first development announced under the newly formed Selig Development, the development arm of Selig Enterprises, in 2016. “The project embodies the vision of Steve Baile and the late Scott Selig, focused on bringing renewed energy and innovation to an underutilized city block in Midtown’s core by transforming the parcel into a vertical mixed-use destination,” according to the release.

“I’m proud of the work our team has accomplished in bringing Scott’s unique vision for 1105 West Peachtree to life,” Steve Selig, President and Chairman of the Board of Selig Enterprises, said in the release. “This remarkable project will be home to Google and the law firm of Smith Gambrell & Russell’s offices. It should also be a gathering place for workers, food lovers, urban dwellers and others who are looking to be part of the incredible Midtown culture.”

Joint venture partners on the project include Rockefeller Group for 40 West 12th and Mainsail Lodging & Development for Epicurean Atlanta. The Blackstone Group provided construction financing and all three towers were designed by Rule Joy Trammell + Rubio.

Anchored by Google with additional space leased by law firm Smith, Gambrell & Russell, the 31-story, 675,000-square-foot Class A office tower is located on the corner of West Peachtree and 12th Street. Google will occupy 19 stories across 500,000 square feet, as the tech company takes advantage of Atlanta’s deep pool of diverse labor and access to top universities. Smith, Gambrell & Russell is leasing the remaining 120,000 square feet, occupying a total of five floors. The law firm has already moved into its new space, with Google to follow early next year.

Selig Executive Vice President of Development Chris Ahrenkiel secured the tenants for the office tower. “Early on in development, we received commitments from two high-quality office tenants which validated the project’s purpose to provide the best office location for companies to recruit and retain top talent in their fields,” Ahrenkiel said. “In addition to our central location and efficient access, the project offers forward-thinking amenities, including a hospitality-inspired lobby, a variety of outdoor workspaces, and a vast selection of on-site dining options.”

The tower offers a “hospitality-inspired” lobby featuring The Office Bar, an elevated bar and restaurant; a 100+ seat conference room; fitness center; and bike service and repair room. Office tenants can also utilize concierge services like a car detailer and valet, as well as access the Sky Terrace and Epicurean Atlanta’s restaurant and Sky Terrace programming.

There are outlets for ground-floor retail at the base of the tower, which integrates with the 90-foot “grand arrival experience” that leads to a parking deck with over 1,250 parking spaces and three ingress/egress points.
