More details have been revealed about a 280-unit apartment building coming to Science Square.

The Grace Residences is the first residential development in Atlanta for High Street Residential, the residential subsidiary of Trammell Crow Company (TCC).

The development topped out construction in August, and pre-leasing for The Grace will begin in early 2024, with the first resident move-ins slated for late March. The building is on schedule to be completed in May 2024, according to a press release.

Science Square is a mixed-use community adjacent to the Georgia Tech campus. It also includes Science Square Labs, where the first lease was signed by Portal Innovations last month.

“The Grace is a perfect complement to its commercial counterpart, Science Square Labs, delivering a high-quality experience for our residents in an exciting new community in Atlanta that is fostering collaboration and an active lifestyle,” Scott Kirchhoff, senior vice president with HSR Atlanta, said in the press release. “With its thoughtful design, The Grace aims to provide a high-end living experience to West Atlanta within a dynamic mixed-use community. The residential units within the high-rise and top floor amenity will provide sweeping views of the city to the residents, along with luxury finishes and Class A amenities.”

Designed by Rule Joy Trammell + Rubio, The Grace is a 14-story tower and a connected six-story mid-rise building with 280 units. Twenty-eight units at the property will be designated as affordable. One-, two- and three-bedroom floor plans will be available.

Some units include stainless steel appliances, LVT wood-style flooring, quartz countertops, oversized walk-in closets, built-in desk areas, in-unit washer and dryers and smart lock entry systems.

Amenities will include a bike room, a club room, an outdoor courtyard with fire pits, grilling areas, a resort-style pool, a fitness center, a co-working space, a pet spa and an indoor/outdoor sky lounge with views of Midtown and Downtown Atlanta.

The building includes approximately 2,350 square feet of retail space on the ground floor that will be available for lease.

HSR and TCC partnered with Georgia Advanced Technology Ventures, an affiliate of the Georgia Institute of Technology, on Science Square, which saw construction begin in 2022. The first phase of the project includes The Grace and Science Square Labs.
