Rising as one of the three towers at 1105 West Peachtree, the $530 million mixed-use development under construction in Midtown, 40 West 12th has reached its topping out and will open its presentation gallery this month. These latest milestones for the 64-home condo tower come on the heels of a partnership agreement between Selig Development and Rockefeller Group to develop the residential community (view renderings here). “With momentum brewing in anticipation of the forthcoming completion, Engel & Völkers Atlanta recently contracted four homes over the span of one week,” according to a press release Thursday. The deals were secured ahead of the grand opening of the presentation gallery, which is set for Friday, October 16.
“As Midtown’s population surges, 40 West 12th is a differentiated residential offering for the fast-growing affluent buyer segment,” Christa Huffstickler, founder and CEO of Engel & Völkers Atlanta, said in the release. “We are excited to celebrate this momentous topping out milestone, particularly as 40 West 12th is one of the few luxury condominium ventures coming to fruition in the area. Buyer interest in living at 40 West 12th is high, and we expect inquiries to soar even further with the opening of the presentation gallery.”
The presentation gallery features interiors by architecture firm RJTR, which also designed the exterior and interiors of the residences and condominium as a whole. In the gallery, prospective buyers will be able to preview an array of finish collections, Hans Grohe fixtures, Wolf and Sub-Zero appliances, Kohler and Victoria + Albert tubs and sinks, and Porcelanosa hardwood flooring and quartz countertops. Susie Proffitt, known from her years hosting on Atlanta’s Best New Homes TV, will be the onsite advisor for the property. Operating hours for the presentation gallery are Monday through Sunday from 12 p.m. to 5 p.m. and by appointment beginning Friday.
Priced from the $800s to $2+ million, each residence is equipped with ceiling heights ranging from 12 to 14 feet tall, floor-to-ceiling windows, dual-sided fireplaces opening to balconies, and “well-appointed kitchens and bathrooms that rival the finest hotels.” Residents have a choice of three finish schemes.
Located along 12th street in Midtown, 40 West 12th is joining two other vertical components at 1105 West Peachtree — a 31-story trophy office tower encompassing 675,000-square-feet of workspace and the 178-key Autograph Collection Epicurean Hotel, the first of its kind in Georgia. All three towers will be connected on the 9th floor by way of the Sky Plaza, which is one acre of green space accessible to all residents of 40 West 12th. This amenity deck features a resident-only all-season pool, directly open to the outdoors via retractable glass walls, a resident living room that includes a full kitchen and bar area that lead to a private outdoor terrace, and a fitness center. The Sky Plaza also features hubs of small outdoor gathering areas, a central green space, and an outdoor restaurant and bar, as well as direct access to Epicurean Atlanta’s pool and poolside restaurant and bar.
