1105 West Peachtree’s Tallest of Three Towers Tops Out, Is Slated For Fall 2021 Completion

Project's other two towers — 40 West 12th and Epicurean Atlanta hotel — topped out in fall 2020

The tallest of three towers rising concurrently at 1105 West Peachtree is topping out, Selig Development, the firm behind the $530 million mixed-use Midtown project Wednesday announced. The 64-unit condominium building, 40 West 12th, topped out in October 2020 following the Epicurean Atlanta hotel in August 2020. The Class A office tower is slated for a fall 2021 completion. 1105 West Peachtree broke ground nearly two years ago to the day.

Located on the corner of West Peachtree and 12th Street, the 31-story office building encompasses 675,000 square feet and was designed by architecture firm Rule Joy Trammell + Rubio. The building features an “innovative and contemporary architectural styling, sporting a sleek” glass facade and a 410-foot geometric steel exoskeleton, according to the announcement. The exoskeleton will be set aglow by multicolor LED lights.

“This project represents the largest in our company’s history,” Steve Selig, president and owner of Selig Enterprises, said. “I could not be more proud of the entire team and the way 1105 West Peachtree has been received by the community.”

Following this month’s structural topping out, the building’s glass façade and architectural exoskeleton will reach the top of the tower in June 2021. Offering 27,500-square-foot floor plates, the office tower has inked multi-floor, long-term lease deals with Atlanta-based law firm Smith, Gambrell & Russell, and Google.

1105 West Peachtree office tenants will have access to the nearly one-acre shared amenity deck on the 9th floor, coined the Sky Plaza. The rooftop amenity also connects with the 178-key Epicurean Atlanta hotel and condominium tower 40 West 12th.

“1105 West Peachtree is quickly rising on an entire city block in one of the most active business districts in the country,” Steve Baile, chief operating and development officer at Selig Development, said. “We are creating an experience that serves a new generation of office workers coming out of the pandemic. 1105 West Peachtree is built for companies who value visibility, flexibility, hospitality and most importantly, a forward-thinking community that provides people with so much more than just space to work. ”

The office building itself features a “hospitality-inspired” lobby with a bar program and food offerings, a fitness center, indoor and outdoor gathering spaces, and a bike service and repair room. The street level of the building will provide 20,000 square feet of retail.
