100 Colony Square, one of five structures (including the W Atlanta – Midtown and two residential mid-rises) that make up the entire Colony Square complex, could be first to undergo an overhaul as developers seek to “re-imagine” the mixed-use development.

A permit application Friday was filed with City of Atlanta to develop land immediately surrounding 100 Colony Square, at 1175 Peachtree Street NE.

The land would be used for a “retail expansion” of the “existing office building” as well as “streetscape improvements,” according to the official filing. The expansion at 100 Colony Square would bring retail directly to the streets.

An estimated $382,000 could be spent readying the land for construction.

Commercial Real Estate Developer North American Properties in 2015 announced plans to “re-imagine” Colony Square immediately after acquiring the project.

Construction could begin this fall wit the first phase expected to be completed in July 2018, the 50th anniversary of Colony Square.
