The Neighborhood Planning Unit for the historic Westview area will meet on November 10th to review the amended plans for “Cornerstone at the Beltline,” a 32-unit townhome project located at the corner of Oak Street and Langhorn Street.
According to City Documents, Derrick Harris and Salim Morency, owners and developers behind the project, are seeking to rezone the 1.168-acre property located at 525 Langhorn Street SW from R-5 (Two-family Residential) to MR-4A (Multi-family Residential).
As reported by What Now Atlanta in July, the redevelopment was initially scheduled to be reviewed by Neighborhood Planning Unit-T this past summer and contained thirty-four townhome units.
The amended site plan, elevations, and landscape plan developed by Acme American Architects, Construction Managers, and Engineers illustrate the proposed development consisting of six three-story rowhouse buildings, with three, five, or six units in each structure and separated by a five-foot green space.
According to the plan documents, discussions will also include the need for a requested 12-foot variance to the rear yard setback. As proposed, the buildings would be located eight feet from the property line adjacent but separated by an alley to single-family homes on the west side of the development. In addition, a landscaping plan indicates 7,000 square feet of plant material, mainly on the perimeter of the lot, aiding in buffering the townhomes from the roadways and adjacent land uses.
Once NPU-T reviews the amended site plan and planning requests, the project will be forwarded to the Atlanta Zoning Review Board for a public hearing. At this time, a public hearing date has not been set.
