Florida-based Caliber Brookhaven has plans to develop Kendrick Brookhaven, a new two-story retail project near the Town Brookhaven mixed-use community.

Crews Wednesday began demolition on the Shell Gas Station, at 4260 Peachtree Road NE, for the forthcoming development, Justin Berryman of Franklin Street, the real estate firm representing Caliber, told What Now Atlanta (WNA) in an email Wednesday.

Berryman and his team have been pre-leasing the space, 5,000 square feet on each level, 10,000 square feet in total.

The ground floor is completed leased to Orangetheory Fitness, Kale Me Crazy, and a yet-to-be-named Nail Salon.

The second floor might still be available.

“I can’t reveal the tenant for the entire second floor as we are finalizing lease negotiations,” Berryman said.

Construction on Kendrick Brookhaven should be complete by November or December 2015.

  1. What a boring design. Would expect that in Johns Creek. It is so stale and for tenants like that I would have expected something more active and engaging.

  2. It’s the design that some in power want- boring buildings right up to the sidewalk with no street scape or shade trees…… Cause everyone wants to walk when the sun is beating down on them and they are right next to speeding traffic. And who needs parking lots? Everyone rides MARTA right?

  4. Bad addition and layout for Brookhaven. I believe “caliber” is just a LLC name for franklin St kids in an attempt to try hand at developing without appearing to have a conflict of interest to others they represent. smh

  5. KB – I would bet you are right. Florida LLC managed by Franklin St. principal? Sounds like “dual agency”. Hope the tenants have broker representation of their own. Explains why the original reputable Bank prospect is out, and the quality of the current tenants involved.

    Regardless – parking available will not be sufficient. And expect pure revolution from Kendrick Rd. neighbors with spill over. As there should be.

  6. I agree, pretty uninspired design and no thought to something like a tree or two. What a concept. Also, it the “design” is one that could house a myriad of tenants. That being said, there are 35 non-handicap parking places, which seems adequate. As far as the $700+ home neighbors goes, they could do worse. I think this is a big step up from a rundown gas station. I assume there will be push back as they gave Nuts and Berry about expanding parking but this looks within code so will likely go through.

  7. Per response from Ben Song, Director of Community Development of Brookhaven, only the demolition permit has been issued thus far (today), the building permit plans have yet to be reviewed or approved.

    The variances that were granted last year, under false assumptions, may not hold up to further scrutiny.

    My hope is for a better outcome than the dreck depicted.

  8. Hello, I am a newcomer to Lynnwood Park and the Brookhaven area. What drew me to the area was the feeling of it being young and hip. I am middle age with a family and I like the concept of the area being urban not suburban. I would like to see a non-chain coffee/tea/smoothie shop or wine – Italian bar with great outdoor seating. Someplace where you can relax with a friend, your dog or kids. I like the look and design of Pure taqueria or Dancing Goat Coffee Shop http://www.batdorfcoffee.com a place that is not so ordinary!

  9. Agree with the boring, needs trees, absolutely should have set back for tables and people space, AND…watch out neighbors in Kendrick, businesses, nuts and berries, etc. Bad plan for parking…it’s going up now, so what will they do?
