Team Selected for 2 Peachtree Street Redevelopment

Residential, retail and office space is envisioned for the conversion of the high-rise downtown building.

The redevelopment of 2 Peachtree Street, a high-rise office building in the heart of downtown, is taking a step forward, with Invest Atlanta selecting the proposal prepared by Two Peachtree Partners LLC.

Two Peachtree Partners LLC is a joint venture between The Integral Group, The Atlantic Companies, T. Dallas Smith & Company and Lalani Ventures.

“Identifying Two Peachtree Partners LLC as the developer is a major milestone in this project,” Atlanta Mayor Andre Dickens said in a news release. “The transformation of 2 Peachtree Street is potentially our most ambitious affordable housing undertaking, providing connectivity between housing units and transit while breathing new life into Downtown Atlanta.”

The Integral Group envisions the development as a a mixed-use hub with residential, retail and office spaces, according to a news release.

“We are proud to contribute to Atlanta’s urban landscape once again and look forward to working in partnership with Invest Atlanta, other downtown stakeholders, and our development partners to revitalize a core of Atlanta’s downtown,” The Integral Group CEO and Chairman Egbert Perry said in the release. “The vision for 2 Peachtree Street is not just about building or repositioning structures but creating a community that resonates with the heart of Atlanta. We are committed to honoring Atlanta’s rich history while embracing its dynamic future.”

Integral is an Atlanta-based real estate development and investment firm focused on the revitalization and enhancement of urban communities. The group’s portfolio includes the historic Centennial Place located north of Atlanta’s Centennial Park.

The site is located near the Five Points MARTA station and Underground Atlanta.

“We’re thrilled to be a part of the 2 Peachtree Partners’ team,” Shaneel Lalani of Lalani Ventures, owner of Underground Atlanta, said in the release. “We’re very interested in what happens to this building as we own both 34 Peachtree and Underground Atlanta, which are next door. Our aim is to have a positive impact on this area of downtown. By converting 2 Peachtree to a residential use, it will strengthen all the nearby properties. We look forward to continuing to make downtown even more vibrant – a great place to call home, to study, to work and to play.”
