Plans are underway to convert a storefront on Glenwood Avenue SE on the fringes of East Atlanta Village (EAV) into a yet-to-be-named restaurant or retailer.
It is the final storefront available of the three in EAV that Philippe Pellerin of Pellerin Real Estate, the developer behind The Beacon Atlanta, acquired in 2018, and has since been redeveloping.
An estimated $150,000 is expected to be spent converting the building’s shell with interior and exterior alterations to include a new entry, ADA upgrades, siding, roofing, railing, doors, and grease traps, according to a permit application filed for the project.
“We do not have a tenant yet, so we are prepping the shell space for restaurant or retail so that it could go in either direction,” Pellerin shared during a phone conversation with What Now Atlanta Thursday.
“We want to make sure that, at worst, we’ve supplied what needs to happen for the most intensive user.”
The target end-date for building out the shell is April 2020.
“I’m expecting that we’ll make an announcement about a tenant here probably in the next 30 days if negotiations go well.”
Separate permitting will be required for the tenant’s buildout.
The resulting restaurant or retail space will be adjacent to the OxWork Co-Working Space and OxFit, concepts owned by founder Ant Oxley who also owns the OxFit gym on Grant Street.
OxFit offers CrossFit training in a 2,300-square-foot space and OxWork offers co-working in a 6,500-square-foot space.
Both concepts opened in Q1 of 2019.
