Mid-Rise Housing Proposed for Peoplestown Project

Hundreds of residential units would be built next to the Terminal South development.

More housing is proposed for Peoplestown along with a project also bringing restaurants, retail and office space to the area.

Stafford Properties plans to bring between 350 to 425 mid-rise residential units to a property adjacent to the upcoming Terminal South mixed-use development, Atlanta Business Chronicle reports. The project would include one- and two-bedroom units, with 10 percent or more of the units for households earning below 80% of the AMI.

According to the news outlet, the project is estimated to cost about $100 million, with Stafford Properties hoping to deliver the units by Q1 2027. The property would need to be rezoned before the project could begin.

Stafford Properties Executive Director of Real Estate Melissa Ahrendt told What Now Atlanta that with dozens of businesses next door at Terminal South, the proposed new building will be residential only.

Terminal South is slated to open late next year. Located steps away from the BeltLine, the adaptive-reuse project will feature a food hall called Switchman Hall, along with retail and office space.

Stafford Properties is an Atlanta-based real estate developer with projects across the Southeast. The team is positioning the Terminal South development to be a major commercial and social hub for the Peoplestown neighborhood.
