Recent building permit applications with the City of Atlanta indicate that Residences at Chosewood Park will consist of two buildings.

The larger of the two structures will include 97 residential units, with a mix of one-, two- and three-bedroom floor plans. Planned amenities include a community room, a fitness center and an outdoor deck with seating and grilling stations. The estimated cost of construction is more than $21 million, aaccording to the building permit application.

The other building is expected to include 11 residential units, with a mix of two- and three-bedroom floor plans, and ground-floor commercial space. The estimated cost of construction on this aspect of the project is almost $5.7 million.

The property is located at the corner of McDonald Drive and Milton Avenue, just south of the BeltLine Southside Trail.

The team behind the project is Wisconsin-based housing developer Gorman & Company. Their Atlanta portfolio includes Residences at Westview, which broke ground in 2022 and is now leasing, and Hamilton Hills, which broke ground last year. Gorman & Company was founded in 1984.

An Invest Atlanta overview of Residences at Chosewood Park indicated that about the majority of the units would be designated affordable: about 70 units would be reserved for residents earning 60 percent AMI (area median income), about 20 would be available at 50 percent AMI, and the rest would be market-rate.
