Heartwood Powder Springs is located at 4493 Brownsville Road just off of US Highway 278. It is the first multifamily community to be delivered in the city in the last 20 years and the first of its kind in the area.

The ten-building community offers one-, two- and three-bedroom apartments, with first resident move-ins expected later this month.

The community has five acres of green space, walking trails, a dog park, a pickleball court, a 10,000-square-feet clubhouse with co-working spaces, an indoor/outdoor bar and gameroom, a fitness center with outdoor and indoor studios, a pavilion with gas grills and outdoor dining spaces, and a resort-style swimming pool.

Selig celebrated the opening of Heartwood Powder Springs with a ribbon-cutting ceremony on Oct. 10, 2023, alongside city leaders and project officials.

“Powder Springs, located in Cobb County, is a growing submarket, and there is a demand for quality multifamily product. We are elevating garden style living to meet this demand,” Senior Vice President of Development at Selig Greg Lewis said. “Heartwood Powder Springs provides a modern residential option with exciting, state-of-the-art amenities and elevated finishes to create a true community feel.”

Heartwood Powder Springs marks the first multifamily project for Selig outside of Atlanta and officially launches the Heartwood brand, which includes plans for expansion into other suburban markets.

Selig recently developed Westbound at The Works, a 306-unit multifamily community located within The Works, a mixed-use district in Atlanta’s Upper Westside. The company also developed 40 West 12th, a luxury condominium tower that is part of the vertical mixed-use development 1105 West Peachtree in Midtown.

RangeWater Residential is handling leasing and property management on behalf of Selig. True North Companies is serving as general contractor on the project, with Silver Studio serving as the architect.
