An owner of wooded land along Childress Drive in Atlanta’s Southwest neighborhood has submitted plans to develop a 28-unit townhouse development named Green Leaf at Childress, a rezoning application filed earlier this month shows.

The filing shows Lyndon Greene, founder and CEO of nonprofit People United Foundation, as the applicant behind the residential development, which would require a rezoning from single-family to low-density residential, plans show.
The project calls for 40,600-square-feet of construction to build 14 three-story structures, each of which would include two units. A new two-lane road would be built in the easterly direction off of Childress Drive.
The community would feature 14 three-bedroom homes of about 1,850 square feet ranging from expected prices of $400,000 to $475,000, as well as 14 one-and-a-half-bedrooms at about 1,050-square feet at expected prices between $250,000 to $325,000. The project would provide about 37 parking spaces.
“The proposed development is focused on creating a residential program that provides a unique mix of unit types that will cater to a wide demographic of residents,” the development team writes in its rezoning application.
“One of the key project goals is to foster a sense of community by creating a development that has a unique sense of place, amplifies outdoor greenspace, is inclusive and contextually suited for the region.”
The architect for the proposed development is Atlanta-based firm Studio H Architecture.
Community open spaces and amenities at Green Leaf at Childress would include a barbecue and seating area, as well as a children’s park, dog park, garden spaces, and large green space, among others.
The developer lists a projected completion date of around December 2022, plans show.
The rezoning request for the project is scheduled to go before Neighborhood Planning Unit – R next Wednesday, according to the group’s agenda.
