Triten Real Estate Partners has grown its portfolio with the acquisition of two IOS (industrial outdoor storage) low-coverage facilities in Georgia.

One is a 40,000-square-foot building on six acres of land at 11750 Veterans Memorial in Douglasville. US LMB, one of the country’s largest building product distributors, is the only tenant.

The property is in addition to the earlier acquisition of 140 Herring Road, which Triten acquired in December 2023. This is a 28,000-square-foot building on 4.9 acres of land in Newnan.

Both deals were spearheaded by Willie Ross, Triten principal and head of acquisitions in the Southeast.

“This is a great example of our capital strategy of investing in supply-chain oriented buildings across the Southeast that have ample open-air storage,” Ross said in a news release. “We look forward to continuing our success and pursuit for new opportunities within these prime real estate markets.”

Triten currently has more than 70 supply chain assets, encompassing nearly 800 acres of property.

Triten Real Estate Partners was founded in 2011. The investment, development and operating company is based out of Houston, with offices in Atlanta, Dallas, Los Angeles and Baltimore.
