Permits Filed for The Overline, a Boutique Hotel and Social Club, at New City’s Old Fourth Ward Development

The recently filed permits call for two restaurants and a rooftop bar in the ambitious, billion-dollar project that’s slowly been taking shape since 2017.

New City’s ambitious, billion-dollar mixed-use Old Fourth Ward development at 760 Ralph McGill Blvd NE saw another boost to its plans yesterday, Apr 4, with the filing of three separate permits for Overline Rooftop Bar, Overline Pool Restaurant, and Overline Restaurant, all of which will be part of The Overline, a boutique social club and hotel that’s opening to the public in the spring of 2024, according to New City president Jim Irwin.

In a text message to What Now Atlanta, Irwin added, “The project is also adjacent to the Overline Residences, which began releasing a few weeks ago,” and will see its first tenants moving in this June.

Philadelphia-based Method Co. will be overseeing operations for the hospitality portion of New City’s development, according to a report in the Atlanta Business Chronicle.

A representative of Method Co. declined to comment for this story.

The Overline Hotel and Social Club is just one facet of the development’s initial phase, which calls for 480,000 square feet of office space, as well as street and BeltLine-facing retail. However, according to New City’s website, subsequent phases will tack on a whopping 1.2 million square feet of additional density, making good on the company’s vision of capitalizing on “the last opportunity for dense vertical development in the vicinity.” 

The unnamed project has been slowly taking shape since New City first acquired the 11-acre property, situated between the Historic Fourth Ward Park and Atlanta BeltLine, from Georgia Power in 2017. Three years later, in July 2020, construction officially began with digital marketing company Mailchimp signing on as an anchor tenant shortly thereafter.
