Overline Residences, a new ground-up rental development in Atlanta’s Old Fourth Ward, is now complete and open to residents.

The apartment community welcomed its first residents this summer and is now more than 40 percent leased. It is located steps away from the Atlanta BeltLine. Amenities include access to the upcoming Social Club & Hotel, expected to debut in 2024.

Overline Residences is a joint venture between Atlanta-based New City Properties and Chicago-based LAMB Properties. It was designed by New York-based Morris Adjmi Architects. Overline Residences is the architecture firm’s first completed development to open in Atlanta.

The development features 359 units, including market-rate apartments as well as affordable apartments set aside for low-income and middle-income residents. Floor plans range from studio apartments to three-bedroom units, including multi-story apartments with private entrances opening to Historic Fourth Ward Park. Pricing for available market-rate apartments starts at $1,868 per month.

The community also has a covered parking deck with elevator service and EV charging stations, bicycle storage, a dog wash station and a doorman/concierge.
