South City Partners under the company SCP Acquisitions, LLC is proposing a new residential mixed-use in Hapeville complete with apartments, townhomes, and commercial space. The Hapeville City Council will vote on a conditional use permit (CUP) application from SCP for the project on Tuesday, December 8. While the land is already zoned “U-V” (Urban Village), the CUP is needed for various elements of the multifamily portion of the project, according to planning documents.

If approved, SCP’s mixed-use would offer 274 apartments and 22 townhomes. There would also be 5,000 square feet of commercial space that could be leased for restaurant and retail uses. The property — currently occupied by an events space and liquor store — is bound by Lavista Road, King Arnold Street, and Sunset Avenue. The existing structures would be demolished to make way for the mixed-use.
It’s unclear when developers hope to go vertical on the project. William Casaday, vice president of development for South City Partners and the named applicant in the planning documents submitted late-November to the City of Hapeville, on Monday did not immediately respond to What Now Atlanta’s request for comment.
