Mixed-Use Pellerin Project Underway in East Atlanta Village

The development on Flat Shoals Avenue is set to have 37 residential units and a ground floor with thousands of square feet of retail space.

A mixed-use project bringing 37 residential units and retail space to East Atlanta Village has begun vertical construction, Urbanize Atlanta reports.

The project at 456 Flat Shoals Avenue is slated to be delivered in fall 2024, according to the news outlet.

According to developer Pellerin Real Estate, the four-story building will have an “emphasis on affordability and modernity.”

The residential floors are set to include studio, one-bedroom and two-bedroom units. There will be parking behind the building, accessed via an opening in the front.

The ground floor is comprised of more than 4,500 square feet of commercial space, for which restaurant and retail tenants are being sought. LoopNet currently lists three available spaces at the property. “The project is set up to receive restaurant users with grease traps, hvac and electrical being installed to allow the user to focus on the fun bits – design and opening,” the listing reads.

According to TSW, the architecture and design firm behind the project, the design incorporates “an Art Deco flair” and “draws inspiration from the existing architecture in the area.”

Atlanta-based Pellerin Real Estate is the team behind several mixed-use concepts in metro Atlanta, including The Beacon in Grant Park.
