Developer Moves Forward On 60-Unit Residences at Westview Affordable Housing Project

A land disturbance and redevelopment permit application was filed on Sunday for Residences at Westview, a 60-unit affordable housing project being led by national developer Gorman & Company.

The project will be the company’s first in Atlanta. It told What Now Atlanta in March that it expected an October start to construction and February 2023 finish for the development, which will rise around the edges of the Florida Heights, Penelope Neighbors, and Westview neighborhoods at 1991 MLK Drive SW.

This week’s filing calls for 52 apartments in three buildings and eight townhome units in one building, along with garage and surface parking, amenity areas, sidewalks, sanitary sewer service, and fire service, among other tasks. It lists a cost of construction of about $10.3 million.

The project site itself is a vacant, 2.38-acre parcel bordered by I-20 to the north and less than half-a-mile west of the West Lake MARTA Station.

Plans call for 16 one-bedrooms, 24 two-bedrooms, and 20 three-bedrooms, Gorman told WNA earlier this year. Monthly rents will be set at levels targeting households at between 50 percent and 60 percent of area median income, starting at $747 for ones and going up to $1,243 for threes.

The project would provide 69 parking spaces along with 12 bicycle spaces.

Based in Wisconsin, Gorman has a track record of more than 9,000 units in 100 developments across eight states, with Georgia on track to be its ninth.

The developer announced in the spring that it was awarded a total of just over $11 million in federal and state grants to build the project, which it said will cost $14.6 million.

    1. The leasing office for this development probably won’t open for awhile, but you might be able to get some details about when they’ll be ready to accept applications if you contact the developer.
