Trammell Crow Residential Moves Ahead On 319-Unit Old Fourth Ward Project

Several permits totaling nearly $40 million in construction costs were filed this week for the construction of Alexan Fourth Ward, a six-story, 319-unit multifamily project led by developer Trammell Crow Residential in the Old Fourth Ward neighborhood.

The filings, which are for the construction of a mix of residential and parking structures, follow a land disturbance permit having been posted for the project site of 652 Angier Ave. earlier this year. The property currently holds an array of older warehouse and office buildings and is about half a mile west of the Atlanta BeltLine Eastside Trail.

Plans for the project call for 236 one-bedroom apartments along with 83 two-bedrooms. The mid-rise development will also include about 10,241 square feet of ground-floor retail, with plans showing part of that potentially serving as a corner coffee shop.

In all, Alexan Fourth Ward will provide over 400 parking spaces to serve residents and commercial customers, along with 50 bicycle spaces. Amenities will include a fitness room and dog spa, project drawings show.

The project architect is listed as Atlanta-based firm Rule Joy Trammell + Rubio, with B + C Studio being the landscape architect.

Trammell Crow Residential has developed and sold a number of multifamily projects in and around Atlanta, including Alexan Glenwood at 860 Glenwood Avenue SE in the Grant Park neighborhood, as well as Alexan 1133 in Decatur.
