A high-rise housing project geared toward teachers and seniors could break ground in downtown Atlanta in the first quarter of 2024, with expected completion in 2026.

The 457,584-square-foot mixed-use building dubbed Teachers Village would include 424 apartments, Urbanize Atlanta reports. The project is designed to provide relatively affordable housing for those working in education (197 of the units) and seniors living independently (227 units).

Ten percent of the available units will be for residents who make no more than 80 percent AMI, according to the news outlet.

The plans by RBH Group to build a housing project in Atlanta geared toward teachers and seniors were first made known in 2021. At the time, it was thought that the project would have 445 units, 229 of them reserved for teachers.

RBH Group is a Newark, New Jersey-based developer that has designed other “Teachers Village” mixed-use projects, including a 400,000-square-foot one in downtown Newark.

Teachers Village Atlanta is planned for the Fairlie-Poplar neighborhood at 98 Cone Street NW, near Centennial Olympic Park and Georgia State University.

According to RBH Group, the development will have nearly 23,000 square feet of retail space, rooftop amenities, and 371 parking spaces.

S9 Architecture is the architecture team behind the project. The firm is based in New York but no stranger to Atlanta; they designed and master-planned Ponce City Market.

The Invest Atlanta Board of Directors approved funding in 2021 to support the construction of the project, including a $4 million Tax Allocation District grant and $26.36 million in tax-exempt bond financing.
