A shopping center in Mableton, Ga. is getting a facelift and a roster of new tenants befitting the area’s growing population.

Village at Mableton is a 230,000 square-foot shopping center, once anchored by Kmart, in the heart of this high-growth Atlanta submarket.

As the exclusive leasing agent for New York-based owner Brixmor, Franklin Street is seeking discount retailers, soft goods and home furnishings stores, home improvement businesses, quick-serve restaurants and service providers. These new amenities will join Dollar Tree, Planet Fitness and Ollie’s Bargain Outlet, to name a few, at one of this area’s most popular shopping centers where roughly 173,000 consumers visit annually.

“As many retailers continue to downsize their footprint, the conversion of large anchor boxes, like the former Kmart box at Village at Mableton, provides opportunities for landlords to create a multi-tenant footprint creating opportunities for multiple growing concepts to be part of the shopping center,” says Kaitlyn Theriot, senior associate for retail services with Franklin Street.

Leases are pending with four nationally recognized retailers at Village at Mableton and are expected to be announced soon. An outparcel ideal for quick-serve restaurants, as well as seven storefronts ranging in size from 1,200 to 3,400 square feet, are still available.

“Once the pending leases are finalized, work will promptly begin to refresh the shopping center,” continues Theriot. Planned redevelopment includes façade updates inclusive of a more contemporary design and a clean color palette with fresh materials and textures.

Just 15 miles west of Atlanta, Mableton’s population has grown 11 percent since 2010 and now more than 41,000 people call the area home. New nearby employment hubs, including a DHL eCommerce Solutions and Amazon, along with new housing developments within a mile or so of Village at Mableton, earmark this submarket for continued growth.
