An affordable-housing development for seniors is preparing to break ground in Decatur.

Solace Grove, located at 2nd Avenue and Tilson Road, will feature 125 units for seniors (ages 62 and over) who are at or below 60 percent of the area median income (AMI).

The project will feature a three-story main building with 89 apartments, a community room, fitness area, computer room and arts-and-crafts space. There will also be six single-story triplexes, each containing six units. The development will offer a mix of one- and two-bedroom units. Plans for raised bed gardens, walking paths and ample greenspace will complete the project.

The project comes from First Baptist Church Gresham Road and national affordable housing developer Vecino Group.

The $37 million development was made possible through a $15 million investment via Low-Income Housing Investment Tax Credits (LIHTC) from UnitedHealth Group, other tax credit support from the Georgia Department of Community Affairs, and leadership of the Dekalb County officials, according to an announcement.

Vecino Group is a national housing company that has created more than 3,000 units of affordable housing to date. Their Atlanta portfolio includes Intrada Westside, which secured financing in 2021 and opened last year.
