Pennrose, Focused Community Strategies Break Ground On 84-Unit South Atlanta Project

The community will include 71 apartments reserved for households at between 50 and 60 percent of area median income

Pennrose and Focused Community Strategies have broken ground on Haven at South Atlanta, an 84-unit mixed-income multifamily project in Southeast Atlanta, the companies announced this week.

The garden-style apartment project will rise on a 4-acre site of vacant wooded land at 57 Hardwick St., just southwest of the intersection of Hardwick and Meldon Avenue. It will feature a mix of one- through three-bedroom options, with 71 units available to households between 50 percent and 60 percent of area median income. The remaining 13 apartments will be offered at market-rate rents.

“Focused Community Strategies has been invested in revitalizing the Historic South Atlanta neighborhood for nearly two decades and we’re thrilled to serve as a partner on their next transformative project,” Pennrose Regional Vice President Amon Martin said in a statement.

“With high-quality apartments, on-site amenities and supportive services, and the building’s convenient location near downtown, Haven at South Atlanta will be a fantastic affordable housing option for local residents.” 

Plans call for four mid-rise apartment buildings totaling 32 one-bedrooms, 42 two-bedrooms, and 10 three-bedrooms. Residents will have access to an amenity package that includes a community clubhouse with a business center, a club room, and fitness space.

The community will also provide on-site supportive and social services offered through developer Pennrose as well as Focused Community Strategies, a nonprofit focused on mixed-income housing, economic development, neighborhood engagement, training, and consulting.

“Focused Community Strategies is thrilled to partner with Pennrose to provide this needed housing in South Atlanta,” Focused Community Strategies President Jim Wehner said. “The location in South Atlanta and good access to amenities and downtown Atlanta make Haven at South Atlanta a great place to call home.”

Financing for Haven at South Atlanta is coming from Georgia Department of Community Affairs, Invest Atlanta, Bank OZK, Grandbridge Real Estate Capital LLC, Enterprise Housing Credit Investments LLC, and Advantage Capital.

Pennrose is also the development partner of Mercy Care for the latter’s 171-unit, headquarters-adjacent affordable housing project in the Sweet Auburn neighborhood.

It expects construction on Haven at South Atlanta to wrap up in the third quarter of 2022, according to its announcement.

The project architect is New Jersey-based firm Kitchen & Associates, and the landscape architect is J. Lancaster Associates.
