Land Development Permit Application Filed for Concrete Plant Adjacent to Chattahoochee River

Rapid development in the Atlanta metro area is driving high demand for nearby concrete plants, another of which appears poised to begin construction in far northwest Atlanta. Atlanta Ready Mix LLC filed for a Commercial Land Development Permit on Monday, August 2nd, with plans to construct a approximately 4.5 acre concrete plant in the Atlanta Industrial Park.

The concrete plant would be less than a quarter mile from the Chattahoochee River, meaning the developers required additional approval from the Atlanta Regional Council (ARC) to ensure compatibility with the Chattahoochee River Corridor Plan. The developers, Atlanta Ready Mix LLC, secured a Special Use Permit from the Zoning Review Board in 2018 and ARC approval in 2020 for the project. This latest filing indicates the developers are prepared to break ground on the project.

The plant would be located on a wooded, greenfield lot just northeast of Highway 278 and west of Atlanta Industrial Parkway. The concrete plant would be less than a quarter mile from KIPP Soul Academy on Maynard Road, and would share the same access with the public charter middle school. Despite these potential impacts, City Council voted almost unanimously to approve the project’s Special Use Permit in 2018.

Property records show that the property was purchased in 2008 by Gina Ragsdale for $22,500, and was handed over to Atlanta Ready Mix LLC in 2018. A site plan for the project appears to depict an extended Maynard Road heading north from the existing section, presumably to connect with Atlanta Industrial Parkway to the North. The project would clear 4.56 acres of the 6.27 parcel, with 2.48 acres of impervious surfaces.
