[Update] New Renderings, Details Released For Armour Yards Project

Early August What Now Atlanta (WNA) broke news that Third & Urban has plans to break ground on Armour Yards, a $70 million office redevelopment project adjacent SweetWater Brewing Company and American Spirit Works.

Friday, the real estate and investment firm released an official announcement with additional renderings and details about the forthcoming project.

“We’ve spent considerable time studying a lot of progressive office product in west coast markets over the past year—airy, approachable campuses in urban settings with a focus on community and quality of life,” Pierce Lancaster of Third & Urban, said in the announcement.

“Tech, advertising, media and information (TAMI) tenants have largely driven this shift, but we think the appeal is universal, and growing rapidly in the southeastern U.S.”

Third & Urban is converting four warehouse buildings with three more set to close by the end of the year in the up-and-coming Armour/Ottley industrial area. The 275,000 square feet of warehouse buildings have access to I-85, Piedmont Park, future Atlanta BeltLine and Path 400 trail access and proximity to Buckhead and Midtown.

In total, the seven buildings will house loft office space, a coffee shop and original concept restaurants, “collaborative” meeting areas, and fitness and outdoor gathering spaces.

Jones Lang Lasalle is leading the leasing efforts, Gay Construction has been selected as general contractor for the first phase of development, and Smith Dalia Architects and Kronberg Wall are overseeing architecture.

Armour Yards is expected to break ground this month and “rolling deliveries” are scheduled between winter and summer 2016.
