Trammell Crow Company Opens Twelve24, a 345,000 SF Transit-Oriented Office Development

Iron Hill Brewery & Restaurant will anchor a 7,500-square-foot ground-floor retail space at the new property.

Trammell Crow Company (TCC) and CBRE Global Investors, on behalf of one of its separate account clients, has completed and opened Twelve24, a 345,000-square-foot class-AA office building in Atlanta’s Central Perimeter submarket.

Insight Global, a national staffing and services company, has leased approximately 72 percent of the building. The 16-story transit-oriented property also includes 11,000 square feet of ground-floor retail space. Iron Hill Brewery & Restaurant will anchor a 7,500-square-foot ground-floor retail space at Twelve24 for its first Atlanta location (the restaurant has a location coming to Lenox Marketplace, too).

“Twelve24 has created a unique offering for the Central Perimeter community, with its combination of high-end office space, transit connectivity, uncommon amenities and retail offerings,” Brandon Houston, a principal with TCC’s Atlanta business unit, said in a press release Monday. “This project was thoughtfully designed, both in terms of its connectivity to mass transit and its various amenity spaces, which were envisioned as active destinations, rather than pass-through areas. We believe the spacious amenities and collaboration spaces we’ve created at this property, along with the technology incorporated into the design – including Bluetooth mobile building access and touchless fixtures – allow for social distancing and a touch-free experience. Twelve24 offers a flexible and connected environment that will help companies attract and retain the area’s best talent.”

Twelve24 features 30,000-square-foot floorplates with 10-foot floor-to-ceiling glass windows and outdoor terraces within tenant spaces and the building’s common areas, which offer Buckhead-to-Downtown views from the elevated floors. Amenities include a fifth-floor Sky Lobby, including an indoor/outdoor conference center, an executive-level fitness center, a tenant lounge, and café, and an amenity deck, complete with an outdoor yoga lawn, multiple seating areas for lounge or work, a covered outdoor conference center and direct access to a new Hyatt Place hotel. The fitness center spans nearly 10,000 square feet and is fully staffed with front desk employees, trainers, and nutritionists.

Twelve24 is the only multi-tenant office building with direct access to the Dunwoody Marta station through an elevated skybridge, according to the release. The building sits in the heart of Atlanta’s Central Perimeter, adjacent to Perimeter Mall.

Twelve24 is LEED® Certified. Additionally, TCC is working with Concord Hospitality Enterprises to develop the nine-story, 177-room Hyatt Place hotel directly connected to Twelve24. Hotel guests and Twelve24 tenants share the elevated outdoor terrace level between the two buildings. The hotel is expected to open in September 2020.
