Toll Brothers Issued Permit For 37-Story Midtown Project

Toll Brothers has the go-ahead to begin work at 1018 West Peachtree Street, where it has plans for a pair of residential towers totaling a combined 640 units.

The city of Atlanta issued a land disturbance permit last week for the first phase of Toll Brothers’ Midtown development: a 37-story, 376-unit mixed-use building. The developer will move forward with installation of landscaping and underground utilities for the residential tower, which will also include about 5,000 square feet of retail facing West Peachtree Street, according to the permit.

Plans call for an adjacent 35-story, 264-unit student housing tower fronting Spring Street to follow.

Toll Brothers initially had plans in 2019 for 27-story and 22-story towers. The site permit issuance comes about three months after it presented its current proposal for taller towers to the Midtown Development Review Committee.

A national residential developer based in Pennsylvania, Toll Brothers is joined in the dual-tower project by project architect WDG Architecture and civil engineer and landscape architect Kimley-Horn.

Designs call for both towers to be over a shared parking deck with about 660 spaces.

Toll Brothers acquired the 1.57-acre project site, which fronts West Peachtree Street to the east and Spring Street to the west, through an affiliate in 2019 for $21.25 million from Comcast Cable Communications LLC, according to county property records.

Also issued last week was a demolition permit for the lone building at the site, a two-story multifamily structure at the southeastern corner of the property.
