The development would include about 120,000 square feet of retail space, including a grocery store. There would be 893 mixed-income rental units with 70 percent workforce housing, 20 percent affordable at 50 percent AMI, and 10 percent available at 80 percent AMI (for a total of 271 affordable units). The development would also include 152 beds of student-targeted housing.

A 150-key hotel, 12,000 square feet of medical office space and community amenities like a public green space are also envisioned for the development.

“With affordable housing at the forefront, the West End development represents a unique opportunity to revitalize and reinvest in the West End community, creating a more vibrant, connected, and equitable neighborhood,” John Majors, CEO of the Atlanta Urban Development Corporation, said in a news release.

AUD and the City of Atlanta are partnering with New York-based real estate firm BRP Companies on the project.

The team is currently working on gathering data, conducting feasibility studies and exploring design concepts. Construction on the Mall West End redevelopment is expected to begin in 2025.

Atlanta Mayor Andre Dickens called the project “transformative.”

“While this project will take time, this is an important milestone, and we are proud to partner with AUD, BRP Companies and the community to deliver this vision for the West End,” Dickens said.

The Mall West End redevelopment project was announced along with the news that two other projects would be moving forward: 41 Marietta, which would convert an office building in downtown Atlanta into 120 units, and The Proctor, a 137-unit mixed-income residential project in English Avenue.
