Capstone South Properties (Capstone) and Domain Capital Group (Domain) recently announced the closing of a 17-acre site in Stone Mountain which will be the site of a new studio brand, Electric Owl Studios. The currently-vacant site sits two minutes from the Indian Creek MARTA station.

Phase One of the campus will include a six-stage, “purpose-built” 300,000 square-foot film studio. “As the only ground-up, LEED Gold-certified film and television studio campus in the world, Electric Owl Studios will feature groundbreaking sustainability and green initiatives,” according to the announcement.
Following a venture at Third Rail Studios, Capstone’s Michael Hahn and film industry veteran Dan Rosenfelt have partnered with Domain’s Chuck Taylor and Alex Lacher to lead the development and operations of the studio. The campus will break ground this month and be ready for production in January 2023.
“Electric Owl Studios will be unlike any film and television campus on the planet when it comes to creating economic development and community renewal through the lens of sustainability,” Hahn said. “We want to lead the way for other studios across the country, doing our part to prepare the film industry for a more collaborative future.”
Available for virtually all building types, LEED (Leadership in Energy and Environmental Design) is the most widely used green building rating system in the world, with standards established by the U.S. Green Building Council (USGBC) and verified by the Green Building Certification Institute.
The Electric Owl team has tapped Epsten Group as the project’s sustainability consultant and Cherry Street Energy for its solar initiatives. Efficient insulation, EV charging stations, and LED lighting will be used to reduce the studio’s carbon footprint. Once complete, Electric Owl Studios plans to generate more than 30 percent of its power from renewable sources.
“As the film industry continues to prosper in Georgia, Electric Owl Studios will meet the rising demand while setting a new standard for sustainability as the ‘greenest studio on earth,’” Rosenfelt said. “Our campus will deliver a ‘big studio’ feel with boutique service, allowing us to provide an unmatched, best-in-class experience and create a symbiotic relationship between studio operations and the productions we serve.”
Capstone plans to heavily invest in and contribute to the revitalization of the surrounding Indian Creek neighborhood. “Electric Owl Studios will be an economic driver for the area, and Capstone seeks to embrace the local community to create lasting change through jobs, internships, give-backs, and more,” according to the announcement.
Beyond this initial campus, Capstone, Rosenfelt, and Domain are executing plans for a national and international expansion of the Electric Owl Studios brand, following the same plans rooted in sustainability and community development.
