[Photos] Star Metals Offices Hits Milestone

The 15-story building is the second major part of the Star Metals District project to finish, following Star Metals Residences

Star Metals Offices has received its certificate of occupancy and will completely open by the end of the year, developer The Allen Morris Company told What Now Atlanta on Thursday.

The office development is part of the company’s $344 million, 4.75-acre Star Metals District project in West Midtown. The new office building comes out to 15 stories and 267,000 square feet, including 40,000 square feet of retail, restaurants, and showroom space.

The Allen Morris Co. Chief Investment Officer Spencer Morris said the company expects to announce a few new office tenants in the near future, after which point about 100,000 to 125,000 square feet will still be available. The developer has already leased floors eight and nine, which total 56,000 square feet, to co-working company IWG for a Signature by Regus location, which could open by the end of the year.

“We’ve seen a surge in demand for office space, specifically this type of great office space, over the last 60 to 90 days,” Morris told What Now Atlanta.

The office project milestone coincides with ongoing progress elsewhere for Star Metals District. Morris said the 409-unit apartment project Star Metals Residences is now 65-percent leased after being 30-percent spoken for in February, while the developer still has plans for a 176-key hotel and, potentially, a second residential phase.

Designed by Oppenheim Architecture and Square Feet Studio, Star Metals Offices will offer private, curated garden terraces on each of its floors. Plans also call for a 30-person conference board room and lounge, a 10,000-square-foot amenity terrace, and a 9,000-square-foot rooftop restaurant and bar terrace with views of Buckhead, Midtown, and Downtown Atlanta.

The office building’s design is meant to honor the old rail yards and overall history of Westside Atlanta.

“We are excited to announce the completion of Star Metals Offices, and begin the tenant move-in process,” The Allen Morris Co. Chairman and CEO W. Allen Morris said in a statement. “Our vision for the whole of Star Metals is to create a truly exceptional community in West Midtown, and we are proud of what we have achieved thus far towards that goal.”
