The iconic revival of South Downtown’s Historic Hotel Row continues with Newport RE’s announcement of two more storefronts being filled along Mitchell Street: favorite Atlanta coffeehouse Spiller Park and floral and decor shop @Twelve80. At the beginning of what Newport designates as long-term plans for South Downtown, the retail spaces are targeting a fall 2022 opening, furthering the development group’s mission to celebrate the small, walkable experiences reminiscent of how the neighborhood was originally built.

The 13,100 square feet of glass-front retail space (plus 45,000 square feet of creative office) will be home to grab-and-go food stores, full-service restaurants, bars, and boutique shops. 

Spiller Park and its team open the doors to its fourth Atlanta-area location — serving coffee so good, “we drink it ourselves,” according to founder Dale Donchey. Similar to its Ponce City Market outpost, the space will feature small breakfast bites and avocado toast, occasional pop-up food vendors, and a ready to eat & drink cooler station, alongside its coffee. Just as South Downtown celebrates the history of Atlanta, so does Spiller Park — named after the city’s first-ever baseball stadium.

“Last summer, we partnered with South Downtown for a pop-up in their marketing center — and we could feel the neighborhood love. That absolutely solidified the relationship for us,” said Donchey. “This will be a romantic adventure – one you want to be a part of. Coffee is the epicenter of a community, something that provides day-to-day connection, conversation, maybe a friend for life.” 

Also, floral art and decor boutique @Twelve80 — with built-in floral storefront Warren + Forrest, its sister shop — will specialize in flower arrangements, classes, dinner parties, and retail items like flatware and stationery. From owner Ronisha Arlene’s “Wine & Design” pairing classes to table settings and florals, @Twelve80 will combine art and fellowship.

“South Downtown is a destination with a lot of character and accessibility – perfect for a business like ours centered around community,” says Arlene. “Our big dreams for this neighborhood match the passion of our small business, and I’m super excited about doing what I love the most – connecting with people.” 

@Twelve80 and Warren + Forrest will call the 1,139 square feet of 215 Mitchell Street home while Spiller Park spans 838 square feet. The historic block of Hotel Row will also include previously announced Pizza Clementine and Thirteenth Floor cocktail lounge from Atlanta-based Slater Hospitality, alongside its rooftop concepts including a diner and cocktail lounge, and game bar Pins Mechanical, at neighboring 222 Mitchell Street, set to debut mid-2023. Leasing of all Newport’s retail spaces is currently ongoing, led by Coleman Morris of JLL’s brokerage team.

“We are pursuing the best community of partners to help breathe life back into South Downtown. Ronisha and Dale not only have delicious and beautiful concepts but they are also energized by being a part of something truly unique in Atlanta,” shares April Stammel, Senior Vice President for Newport. “The ‘snackable’ retail experience we are bringing back to Mitchell Street, where you can pop in and out of various places, grab a bite here, flowers there, will be the first step at making it feel like a neighborhood again.”

Hotel Row and 222 Mitchell are only the beginning of what Newport has planned for their holdings in South Downtown, incorporating the revitalization of historic buildings with new, ground-up construction for complementary uses. Strategically situated between two MARTA stations and within walking distance to Mercedes Benz Stadium, State Farm Arena, Georgia World Congress Center, and the State Capitol, and between active developments Centennial Yards, Underground Atlanta and Forge Atlanta, Newport’s properties will connect to all the momentum surrounding them.
