Selig Announces Plans For ‘The Works,’ an 80-Acre Mixed-Use Project

Selig Development, a subsidiary of real estate company Selig Enterprises, Inc., Friday announced plans for The Works at Chattahoochee, an 80-acre adaptive mixed-use development on Chattahoochee Industrial Avenue, at the intersection of West Midtown and South Buckhead in Atlanta.

“The multi-phase master planned development is designed to preserve the character of Atlanta’s historic industrial Westside area while infusing new uses and vibrancy,” according to the announcement.

Parts of Phase 1 will begin delivery by 2018.

“The Works is one of the largest and most significant redevelopments underway in Atlanta,” Scott Selig, President of Selig Development, said in a prepared statement.

“It is unlike anything in Atlanta in terms of scale and vision. We have planned this development to be a thriving new community and are curating the best talent and concepts to kick-off the development.”

Selig has been assembling 80 acres of contiguous, unencumbered property along Chattahoochee Avenue for more than fifty years.

Today, the area comprising The Works at Chattahoochee spans more than 40 structures, many of which are historic in nature.

Selig envisions “an inspired, new mixed-use community and destination for Atlanta.”

Upon completion, the development could comprise more than 1.5 million square feet, including 500,000 square feet of retail; 600,000 square feet of office; 500 residences; a 200-key boutique hotel; and 13 acres of green space.

The Works will be delivered in phases over an estimated 5 to 10 years.

Phase 1 of the project, which includes “Blocks 1 – 4,” will be a mix of retail, dining, boutique office, residential, entertainment and public green space.

Blocks 1 and 3 include 200,000 square feet of adaptive reuse within three brick warehouses, including 1235 Chattahoochee Avenue and adjacent buildings.

Block 2 will total 130,000 square feet comprised of both new construction creative office space and existing space suited for retail. Block 4 will include new construction residences.

As the area matures, Selig expects to add additional residences, office space, retail, and a boutique hotel component in future phases.

“This project will become an incredible asset to Atlanta. It is 80 acres of buildings with great bones and character,” Steve Baile, Chief Development Officer, said.

“The Works is perfect for injecting modern touches and new construction purposefully while taking advantage of materials and character that can’t be replicated.”

  1. “at the intersection of West Midtown and South Buckhead in Atlanta.” Why is this being differentiated from the Upper Westside? Excited about this new development, looks like it is right next to the new building Proof of the Pudding just moved into.

  2. Are they building a bridge that will allow the residents of the already congested neighborhood with poor roadways to get out of their homes? Horrible idea unless the city is establishing roadway plans prior to construction. We continue to lose our neighborhood up against the against the city, Walmart, Piedmont West, Quiktrip, etc.

  3. Selig is the same group who brought us Wal Mart along with other low budget retailers to the Westside at the The District at Howell Mill.

    Invest in roads and access so Selig doesn’t bring traffic to a complete standstill on the Westside.

    1. Selig brought RETAIL to an area that wasn’t being served at all. We don’t need a Westside Provisions District on every corner. There is nothing wrong with the mix of retail in The District at Howell Mill.

  4. I wish people would use the actual neighborhood names instead of this “Upper Westside” crap. Underwood Hills, Hills Park and Blandtown are real places.
