Residential Development in Cobb County Gains Approval

A reduction in the number of lots led to a revised rezoning request and development plan.

Last month, Connelly Land Group submitted a revised request to rezone a combined 17.72 acres in Cobb County for a residential development. The prior zoning designation for the properties were R-15 and R-20. According to a series of correspondence submitted to the County, the initial plan of fifty-one units was reduced to thirty-two residential units making a request to a revised zoning designation request of R-15 instead of RA-6 appropriate.

The Cobb Board of Commissions reviewed the development plans and approved the rezoning to the R-15 zoning district to the two properties located at 335 and 309 Hunnicut Road.

According to County documents, the approved rezoning proposal will facilitate the development of thirty-two single-family homes. The homes will be a minimum of 2,000 square feet in size and of traditional/craftsman architecture with exteriors comprised of brick, stone, stacked stone, and hardy-plank. The development also proposes approximately 9.34 acres of dedicated open space, which exceeds the minimum open space required in new developments.

Initially, County Planners had concerns that the smaller lots proposed in the initial plans were incompatible with the adjacent properties, which had an average size of 17,100 square feet. Further, the initial zoning proposal would adversely affect the existing use or usability of adjacent or nearby property due to the development’s higher proposed density of 2.66 units per acre. County Planners had concluded that the proposed RA-6 category was not compatible with the property’s future land use designation of low-density residential. The initial density and lot sizes were out of character with the development pattern in this area north of Hunnicut Road.
