[Renderings] Property Markets Group Presents ‘Society Atlanta’ Mixed-Use Tower Plans

Potentially coming to Midtown, the Society Living brand aims to provide "social apartment communities"

Representatives for national development firm Property Markets Group presented to the Midtown Development Review Committee Tuesday evening plans for Society Atlanta, a 33-story, 460-unit mixed-use apartment project proposed for the heart of Midtown.

Designed by Atlanta-based firm Cooper Carry, the project would rise in place of a surface parking lot at 811 Peachtree St., two blocks east of Tech Square. Drawings presented this week show levels nine and up would hold the tower’s residents, under which there would be two levels of office space, about 15,600 square feet of retail space, and 455 parking spaces within a six-story podium parking deck.

Plans call for the office space to amount to 76,500 square feet. A PMG representative said during the Tuesday meeting that that space could be occupied by a single tenant or multiple tenants.

Society Atlanta would hold about 20 apartments per floor. A planned eighth-floor amenity level offers features including co-working space, a fitness center, and a pool.

Vehicular access to the property would be exclusively given from 6th Street, with the planned parking total amounting to less than half of the maximum allowed in Midtown, the project team said during its presentation.

A spokesperson for PMG said it was declining to comment on the project plans at this time.

The DRC responded to PMG’s presentation with design recommendations that included allocating retail-specific parking for retail uses, as well as a request for more details on retail storefront elevations. The Midtown advisory committee requested the applicant return next month with updated plans.

Though it is the developer’s first Atlanta project, Society Atlanta follow several others in PMG’s Society Living portfolio. Under its PMGx division, the company has developed or is underway on Society projects in Miami, Orlando, and Fort Lauderdale, Florida, according to its website.

The majority of Society Living apartments are studios or one-bedrooms, according to a brand website that describes the projects as “social apartment communities that embrace a village mentality for well-connected living, where neighbors share their best selves.”

Founded in 1991, PMG has a portfolio including more than 8,500 residential units and over 16 million square feet of development. The company has offices in New York and Miami.
