A historic building in downtown Atlanta could be transformed into housing with commercial space.

Gorman & Company has been chosen for the redevelopment project at 143 Alabama Street, Urbanize Atlanta first reported. The proposal includes 197 residential units plus retail space, involving the adaptive-reuse of the existing building as well as the construction of a new one.
Most of the units would be one-bedroom floor plans, but some two- and three-bedroom units are planned as well. Only seven of the units would be available at market-rate, with the remaining units available at 30, 50 and 80 percent area median income (AMI).
Invest Atlanta issued a request for proposals in June 2024 for the redevelopment of the approximately 95,000-square-foot structure known as the Atlanta Constitution Building. The request for proposals stated that a multiphase approach to the project was envisioned, with one phase leading up to the 2026 World Cup and the other phase taking place after.
The five-story building was completed in 1947. It formerly housed the Atlanta Constitution newspaper, which eventually merged with the Atlanta Journal to become the Atlanta Journal-Constitution. The structure was later occupied by Georgia Power until the 1970s and has been mostly vacant since. The site is located near the MARTA Five Points station and Underground Atlanta.
Gorman & Company is a Wisconsin-based development, construction and property management company that specializes in affordable housing and downtown revitalization. The 143 Alabama Street redevelopment isn’t their only project in the works in downtown Atlanta; the Sweet Auburn Grande development is expected to bring more than 100 residential units and ground-floor commercial space to the area.
