A new student housing tower is making progress in Midtown.

Rambler Atlanta has topped out at 736 Peachtree Street NE, Urbanize Atlanta reports.

Located at the intersection of 4th Street and Cypress Street, the tower will be 19 stories. The 467,000-square-foot project is set to include 215 units and 798 beds. Floor plans will range from studios to six-bedroom apartments, with rates currently at $1,299 for a six-bedroom to $2,099 for a one-bedroom.

The project comes from LV Collective, a real estate development firm based in Austin, Texas. Their portfolio includes Rambler Athens, which is geared toward University of Georgia students, and Whistler, another development in Midtown near Georgia Tech that opened in 2023.

Other partners on Rambler Atlanta include Niles Bolton Associates, Archie Bolden and Michael Hsu Architecture.

According to LV Collective, Rambler Atlanta will “offer a vibrant living environment for students with upscale amenities and a modern feel.” The location places residents “in the heart of Midtown’s bustling shopping, entertainment, and food scene.”

The ground floor is expected to include a coffee shop (similar to Whistler, which features a Daydreamer Cafe) with spots for studying. The second floor will feature nine private study rooms, six conference rooms, a kitchenette and an outdoor terrace. Other amenities include a rooftop pool and a fitness center with a yoga studio and sauna.

According to Niles Bolton Associates, Rambler Atlanta will also include a three-level parking deck.

Rambler Atlanta is expected to be ready for residents in 2025. Applications are being accepted now.
