[Rendering] Plans Filed For AMLI Flatiron in Buckhead Heights

Six-story multifamily mid-rise will be the fourth and final building for AMLI's City Place development.

AMLI Residential this week submitted a building permit application seeking approvals to develop land where the multifamily building will be erected.

Plans for the residential mid-rise were first unveiled in mid-2018.

The AMLI Flatiron site sits between Lakeside Drive and Oak Valley Road on a 2.95-acre parcel, at 3415 Kingsboro Road NE.

It will include 271 residential units and 401 parking spaces.

AMLI Flatiron’s parking deck will be located on the interior of the site and will be accessed at different levels from Lakeside Drive and Oak Valley Road.

There will be two exterior courtyards facing the linear park currently under construction to the south.

The flatiron-style building is part of AMLI’s City Place complex.

It will be the development’s fourth and final building.

  1. Regarding the AMLI Flatiron plans, You should know–and report–that many resident of The Villa at Buckhead Heights condominium are quite upset with the proximity of this building to ours. The flatiron building which runs along side Oak Valley Rd is only set back 15 feet from the property line that separates our two building. This means that the entire inside of their building will face directly into approximately the first seven floors of our building, creating a situation where their rental units and our condo units will have a very uncomfortable view directly into each others units. Further on the back side of our building AMLI is proposing to build a parking garage that will loom directly over our pool and recreation area.
    I have written to a number of Amili’s top officers, about these situations, and offered solutions, but have had no response. We have also requested elevations to show the exact proximity of their parking garage to our building, again without response. And further the flatiron building will result in the cutting down of one of the most iconic and ancient trees in Buckhead – which I suppose AMIL has already gotten a permit for –but which is a terrible shame. Can you help get this word out? And pressure AMLI to adjust their plans to do the right thing about these issues. As it stands now they will become a very bad neighbor.

  2. I find it difficult to have empathy for condo owners who buy next door to a vacant lot then decry any development plans that come up later.

    You can find more information on the project elevations/plans here. Given the steep grade changes on Lakeside Drive, it looks like your condo’s amenity/pool deck will either be around the top level of the parking deck if not looming over their project as well.
