New 26-Story Midtown Office Building Receives the Nod to Move Forward

The DRC offered minor conditions of approval and a positive review of the architecture of the new building.

Cousins Properties presented the 887 West Peachtree project located between 7th St. and 8th St during the December 14, 2021, Midtown Development Review Committee. The project is a 26-story tower with 408,000 square feet of office space 14,000 square feet of sidewalk-level retail.

As reported earlier this week by What Now Atlanta, plans drawn by Architects HKS and Pickard Chilton indicate that the retail spaces will be located at the northwest and southwest building corners with a shared lobby facing West Peachtree St. A podium deck is proposed to be accessible from 8th St. and via a raised bridge and existing alley to Cypress St.

The development team took care to preserve and renovate an existing one-story building at the northeast corner of the site into a future retail/restaurant use. Additionally, a new central park-like amenity will bisect the block with an accessible pedestrian connection to incorporate additional greenspace.

Several members of the Development Review Committee expressed gratitude for the building design, green space, and the existing one-story building. Still, they offered the following recommendations to move the project forward:

  • Reexamine the opportunity to provide additional accessible useable spaces within the central green area to benefit the retailers and the public.
  • Consider allocating parking for future retail lease tenants.
  • Reconfigure the sidewalk along 8th Street to maximize pedestrian accessibility both for the sidewalk and into the building. This can include a planter box to resolve with grade challenges.

The revised plans are not intended to be reviewed at the next DRC meeting. Instead, the committee will review electronic versions of the revisions and confirm that the above recommendations have been addressed.
