CCI Real Estate has announced that it closed on a property transaction with the Board of Regents of the University System of Georgia on the University of Georgia campus.

The move, part of a long-term partnership with the Georgia Baptist Mission Board, follows a rezoning approval to move forward with a mixed-use development at the southern corner of S. Lumpkin and Wray streets, according to the announcement.

The transaction involves 1.3 acres at 450 S. Lumpkin Street and 1.7 acres at 290 S. Lumpkin Street.

CCI Real Estate plans to build a mixed-use development on the newly acquired land at 290 S. Lumpkin Street. The site will continue to serve as the home of UGA’s Baptist Collegiate Ministries, while also offering on-campus residences and retail space.

“As a mission-driven firm, CCI is devoted to keeping the fundamental purpose of BCM’s presence on UGA’s campus at the core of our plans to enhance its new property at 290 S. Lumpkin into a residential and gathering space for students and the community alike,” CCI Real Estate CEO and founder Jeff Warwick said in a news release. “By integrating residences, retail spaces, and gathering areas, we will create a welcoming environment where faith, fellowship, and everyday life intertwine.”

BCM has provided fellowship and worship services at UGA’s campus since 1961, from its location at 450 S. Lumpkin Street.

CCI’s proposal for 290 S. Lumpkin Street includes 260 one-bedroom and two-bedroom residences, with street-level retail and a 350-space parking deck.

BCM will anchor the new complex, provide gathering space for up to 500 people, and serve as a ministry flagship for on-campus events. The project will also offer a coffee house, student lounge, private courtyard, green roof amenity deck and more.

The project is expected to begin construction in mid-2025, for a summer 2027 opening.

Suwanee-based CCI Real Estate acquires and develops real estate projects throughout the Southeast. The firm is also the team behind the Nova River District project underway in Rome.
