Mixed-Use Developer Seeking a Rezoning Near Wellstar Atlanta Medical Center

Developers are requesting a zoning designation that would allow the demolition of the existing structure into a new multi-story mixed-use development.

Earlier this month, Randy Pimsler of Pimsler Hoss Architects Inc submitted plans to the City of Atlanta, including redeveloping an existing two-story structure located at 371 Boulevard NE into a mixed-use development. However, in order to accommodate the repurposing of the property owned by S & H Boulevard Properties, a new zoning classification approval is necessary.

Located in NPU-M, the .3-acre parcel rezoning from C-2 to MRC-2 will be reviewed by the City in early 2022. An anticipated Zoning Review Board public hearing on the request is on February 3, 2022. The currently Comprehensive Development Plan designates this property for Low-Density Commercial.

According to case details, the existing parcel of land is currently zoned C-2. The site is approximately 3,324 square feet, and the property is .305 acres. There is an existing two-story structure on the site. The front portion of the building contains an active and open convenience store known as Boulevard Lotto and Grocery. The remainder of the building includes what once were apartments but have since been vacated and boarded. The apartment portion of the building is in poor condition. It would not be operable as multiple without significant improvements, according to the application details. The property is surrounded to the north with residential, a gas station to the south, additional existing multifamily units to the east. The property to the east is currently vacant. The site is also within view of the Wellstar Atlanta Medical Center.

The proposed use for the project is a mixed-use development with a retail component on the first two floors of the building fronting on Boulevard. Residential units are proposed to be offered for the remainder of the development on three additional floors.

While still in the concept phase, the application states there will be an anticipated 33 units consisting of studio, one-bedroom, and two-bedroom units.
