Capital City Real Estate, the developer of Midtown Medical on Ponce, a 150,000-square-foot mixed-use medical office project, is moving forward with demolition of two of the project site’s existing structures, according to online demolition permit applications filed with the City of Atlanta on Wednesday.
Filed by an analyst with consultant Kimley-Horn, the applications are to demolish a single-story, 1,372-square-foot structure at 268 Ponce De Leon Ave. NE and a single-story, 1,262-square-foot structure at 294 Ponce De Leon Ave. NE. Respectively, the retail buildings have been occupied by LIL Village Smoke Vape Spot and Prime Audio and Video, which is a car stereo installation company.
Plans for the Midtown Atlanta project call for 80,000 square feet of medical office space divided across its top five floors, which will each offer 16,000-square-foot floor plates. Capital City brought on brokerage company JLL to market the space, saying last year that it expects a groundbreaking to occur at the beginning of this year and for the project to be finished in the first quarter of 2023.
“Midtown Medical on Ponce is the ideal opportunity for medical office users looking to provide a unique patient experience that offers the flexibility to grow,” JLL Vice President Will Tyler said in a statement at the time.
“Atlanta undoubtedly needs more boutique medical office space, and we’re confident this MOB will be attractive to both established and start-up practices looking to solidify a presence in the city’s most active, urban neighborhood.”
The development will also have street-level retail that is expected to serve as discount grocer Lidl‘s second ITP location. Capital City said in December that the store would offer a rare affordable grocery option for residents of Midtown and the Old Fourth Ward neighborhood. Alongside Lidl will be other retail options and a ground-floor atrium complete with a cafe area, plans show. The developer’s plans also call for 59 studio and one-bedroom apartments, the Atlanta Business Chronicle has reported.

Regrettable architecture here. I think brick facades are more appropriate on Ponce. They must have found a blueprint from a building in the old Soviet Union.
“There is a great need for boutique medical services in Atlanta”. There is a much Greater need for medical services and facilities in areas of people of color and working class people.This is truly a sick society.
Are there any updates on this project? It seems like the existing structures are still standing.
