[Renderings] Midtown Medical on Ponce Mixed-Use Set To Deliver in Early-2023

In addition to its medical office space, the development will feature grocer-anchored street-level retail and a ground-floor atrium including a cafe area.

Midtown Medical on Ponce, a new seven-story, 150,000-square-foot mixed-use medical office building (MOB), is planned at 272 Ponce De Leon Avenue, according to a press release Monday announcing that JLL has been tasked with leasing the project.

JLL Vice President Will Tyler is leading marketing efforts for the facility’s office component, which includes 80,000 square feet of Class-A space. Developer Capital City Real Estate is set to break ground early next year and deliver the project in early-2023. The project in late-2019 was originally proposed as a four- to six-story, 135 owner-occupied residential units with 18,500 square feet of ground-floor retail and restaurant space.

The top five floors of Midtown Medical on Ponce will consist of customizable, 16,000-square-foot floorplates. The MOB’s top floor will be designed for surgical procedures. Additionally, the mixed-use development will feature grocer-anchored street-level retail and a ground-floor atrium including a cafe area.

“Midtown’s rapid growth and population boom have created the need for modern healthcare solutions that meet people where they are,” Tyler said in Monday’s announcement. “Midtown Medical on Ponce is the ideal opportunity for medical office users looking to provide a unique patient experience that offers the flexibility to grow. Atlanta undoubtedly needs more boutique medical office space, and we’re confident this MOB will be attractive to both established and start-up practices looking to solidify a presence in the city’s most active, urban neighborhood.”

Cooper Carry is the project’s architect having the past five years designed more than 16 million square feet of corporate and medical office space, including various medical office properties in Atlanta.

“Midtown Medical on Ponce is a true mixed-use environment encompassing housing, retail and office, which allowed Cooper Carry to source experts from each of those studios within our firm to deliver a seamlessly connected project,” Pope Bullock, principal at Cooper Carry, said in the announcement. “We are delighted to partner with Capital City as their architects for this unique destination. This project will serve as a significant link between Peachtree Street and Ponce City Market, as the area continues its city-defining growth trajectory.”

  1. So the previously announced condos for this location aren’t happening? I recall the neighborhood didn’t like the design because they thought it was too tall yet was stair-stepped higher towards Ponce providing a lower structure on the neighborhood side. This new concept appears to be 7 stories right up to the neighboring condo complex. Interesting. Also interesting, I wonder what grocery will go into that location?

    1. Most of the neighborhood supported the previous design. The main concerns came from the condo owners and a rental building that share the alley with this property. Most of the other concerns were addressed by the previous design/architect, such as re-designing the delivery area etc.
