Lincoln Property Company Southeast and TerraCap Announce Completion of HealthTrackRx’s Infectious Disease Laboratory at Cobb Corporate Center

A Lincoln Property Company Southeast has completed a construction management assignment on a 3,200-square-foot laboratory and office space at Cobb Corporate Center in Marietta, Georgia, leased by HealthTrackRx. The space represents the first laboratory for the company outside of its headquarters in Denton, Texas. Project Manager Stacey Gay led Lincoln’s team, overseen by Senior Vice President Shane Froman, as it coordinated plans and schedules with general contractor Lexdyn, commercial architects Hughes Turner Phillips and engineers Gray & Postell, Inc.

“We’re giving providers the ability to take a patient swab today, and get actionable results by morning. With the traditional reference laboratory model, providers are accustomed to results measured in days or weeks,” said Martin Price, executive chairman at HealthTrackRx in a statement. “Everyone experienced it with COVID-19 – speed matters. We’ve been seeing this for years with dozens of infections that can have serious consequences if misdiagnosed. HealthTrackRx of Georgia, will go a long way in helping us bring game-changing clinical diagnostics to patients by the next morning.”

Lincoln’s construction management team worked on behalf of building owner TerraCap to facilitate the laboratory and office build-out that meets HealthTrackRx’s technical requirements and accommodates plans for growth, with Lincoln overseeing the project from design to delivery.

Cobb Corporate Center also recently underwent landscape enhancements, exterior renovations and new signage installations. HealthTrackRx made the decision to expand into the Southeast, specifically Metro Atlanta, based on the region’s fast-growing population. The new lab at Cobb Corporate Center will focus on Covid testing, but will also perform other infectious disease testing for its expanding customer base.

Spanning 200,090 square feet, Cobb Corporate Center consists of five buildings with office spaces ranging from 3,260 square feet to 9,695 square feet. The office park is situated in the Cumberland/Galleria submarket within Cobb County and features a tenant amenity center with a lounge, conference rooms and gym as well as grade-level loading all within an attractive, landscaped park setting. Lincoln also handles management and leasing at the building, with Vice President Matt Fergus, Senior Vice President Hunter Henritze and Senior Leasing Associate Seabie Hickson representing TerraCap in the HealthTrackRx transaction. Colliers represented the tenant.
