Krog Street Market (KSM) Developer Files Plans For ‘Larkin on Memorial’

Paces Properties officially filed plans to build Larkin On Memorial, a 63,000-square-foot redevelopment mixed-use project, at 519 Memorial Drive SE.

The Atlanta-based real estate developer behind Krog Street Market and the forthcoming Atlanta Dairies, last week submitted six separate permit applications with City of Atlanta to redevelop buildings and land formerly home to the Habitat for Humanity facility across from Oakland Cemetery, for Larkin On Memorial.

Here’s a breakdown of the recent filings (several of the buildings could overlap in terms of square footage and construction expenses):

  1. “Building A” could be converted into a 55,654-square-foot space for restaurant, retail and office use, for an estimated $3,150,000.
  2. “Building B” could be converted into a 26,000-square-foot space for restaurant, retail and office use, for an estimated $1,633,000.
  3. “Building C” could be renovated to create a “core and shell” for office, at an estimated $268,000. Building C is attached to buildings A and B.
  4. “Building D” could be new construction to create a “core and shell” for office, at an estimated $1,517,000.
  5. “Building E” could be renovated into a 9,500-square-foot space for office, for an estimated $307,000.
  6. An estimated $2,725,000 could be spent on “miscellaneous site work.”

In total, an estimated $9,600,000 could be spent constructing Larkin On Memorial. Available spaces range in size from 1,245 to 16,000 square feet, and Paces is currently scouting a “dry cleaner, nail salon, daycare, medical, hardware, various retailers and office users,” for the project.

The goal of the center is to serve the day-to-day needs of our neighbors in the Grant Park, Ormewood Park, Cabbagetown, Reynoldstown, and East Atlanta neighborhoods. Combining the convenience of a practical shopping center with the warmth and hospitality of a familiar, family-friendly neighborhood establishment, Larkin is seeking tenants who will offer a range of essential, everyday services and provisions for households in these flourishing Eastside neighborhoods from dry-cleaning to daycare to quality groceries and dry goods.

  1. I wonder how long the auto-parts warehouse can hang out where it is… seems like the neighborhood is moving in a wholly different direction these days. Guessing the owner could do pretty well with re-developing that spot what with both the Jane and Larkin fully realized…

  2. On the Ksm development on Memorial. Will this extend to Woodward Ave and how will this effect SOPO Bikes, Stone Soup and Wright Style? It would be a shame to see these businesses have to go

  3. I love Krog Market, but hope they learn from the mistakes there as related to parking, traffic, and the impact on the neighbors. Probably less of an issue at this location, but Krog on the weekends is an utter nightmare now.
