Last month, Pellerin Real Estate LLC submitted plans to Atlanta Zoning and Development Department to turn three parcels facing Hill Street into a multifamily residential development. In order to proceed, the demolition of the existing one-story wood home would be required, along with the approval of a Special Administrative Permit on the properties located at 313, 319, and 323 SE Hill Street. The property is currently zone SPI-22 SA-4.

Along with the demolition of the existing house, the retaining wall and fence will also be removed, along with the relocation of the standing power poles and hydrant.

According to drawings prepared by TSW, the three parcels will be combined to create one lot for the placement of one multifamily residential building with thirty-four units on a 25,853 square foot lot. The building will be 55,558 square feet. As proposed, the new multifamily building will contain twenty-six studio units and eight – two-bedroom unit apartments.

An opening centered on the Hill Street façade will lead to a central courtyard serving residents and visitors. Landscaping and streetscaping are proposed to be upgraded per zoning requirements within the tree and furniture zone. In all, the plans offer 2,953 square feet of green space and plazas and another 1,268 square feet of sidewalk constructed on private property. Vehicular circulation on the site will consist of a one-way drive lane. Vehicles will enter and exit onto Hill Street. This new driveway will also lead to 21 – 90 degree and parallel parking spaces onsite to provide vehicular parking for residents and visitors. Additionally, twenty bicycle parking spaces will be provided onsite.

According to Pellerin Real Estate’s website, the firm has created new urban spaces since 2011. PRE has completed fifteen projects throughout Atlanta. Recently Completed Projects include the Beacon Atlanta along the Southside Trail BeltLine, the EAV Glenwood Redevelopment, and 350 Memorial Dr.
