Hanover Company To Start Foundation Work For 40-Story Midtown Project

Hanover's latest plans call for more than 400 residential units

Houston-based developer Hanover Company is readying for vertical construction of its 40-story mixed-use project at 1230 West Peachtree St. NW, according to a permit application for foundation work filed on Tuesday.

The work called for in this week’s filing includes lifting columns and shear walls from the foundation to the Midtown project’s second level, listing a total cost of construction of about $5.9 million.

First presented in late 2019, Hanover’s plans consist of about 260,000 square feet of office space, 8,600 square feet of ground-floor retail, and several hundred apartment units. Though initial plans included 328 market-rate units, filings updated with the city last month show that Hanover intends to construct 421 units, with 47 studios, 199 one-bedrooms, 140 two-bedrooms, and 35 three-bedrooms.

Hanover Company didn’t immediately respond to request for comment on its plans.

The developer first initiated site work at the property in mid-December, filing for land development and demolition permits at the site, which has held a three-story office building. The demolition permit is listed as ready to issue as of Wednesday.

The project will rise below the westward path of the planned two-block extension of 15th Street to Williams Street. Hanover is coordinating utility installation and streetscape improvements for its project with Midtown Alliance and extension project consultant Jacobs.

Designed by Chicago-based architecture firm Solomon Cordwell Buenz, Hanover’s project will feature residential amenities including a dog wash and bike storage, according to drawings.
