Third & Urban has submitted a Developments of Regional Impact (DRI) filing for the proposed redevelopment of a 32-acre office park.

The site, currently home to office buildings and parking, is located on Corporate Square Boulevard, across from the newly opened Children’s Healthcare of Atlanta (CHOA) Arthur M. Blank Hospital and Emory University’s forthcoming Executive Park Healthcare Innovation District.  

The multiphase plan envisions a walkable mixed-use community that will bring housing, greenspace and retail to the area. The plan includes 2,000 residential units including a mix of apartments, senior-living residences, corporate housing, and townhomes. Also envisioned for the site: 30,000 square feet of retail space; 350 hotel rooms; 100,000 square feet of medical office space; and a public plaza.

The development would incorporate walkability, with pedestrian and bike path connections to the Peachtree Creek Greenway, the first phase of which is now open, running 1.3 miles from North Druid Hills Road to Briarwood Road.

Third & Urban is seeking a rezoning of the site from M-Industrial to Master Planned Development (MPD) to support the mixed-use nature of the proposal.

This proposal comes after Third & Urban’s acquisition of Dunwoody Park earlier this year. The team is eyeing redevelopment of the six-building office campus, which they are actively leasing.

Third & Urban was founded in 2014. Their portfolio includes more than 1.7 million square feet across the Southeast. The Brookhaven and Dunwoody Park projects are examples of the firm’s strategy of targeting underperforming office parks to reposition them into mixed-use spaces.
