Demolition Underway For Atlantic Residential’s Sprayberry Crossing Redevelopment

Atlantic Residential, an Atlanta-based developer of luxury residential and mixed-use communities, alongside Cobb County officials and neighbors, this week celebrated the start of demolition of the existing Sprayberry Crossing retail center to clear the way for its redevelopment, at 2692 Sandy Plains Road in Marietta.

Atlantic Residential will build a new community named East Cobb Walk. It will contain 132 flats for active adults (55 and older), 102 for-sale townhomes, and 30,000 square feet of commercial/retail space. This community redevelopment will replace the aging shopping center that occupied the property for 50 years but had fallen into disrepair.

Following a community engagement process and many community meetings, the property was rezoned. The demolition clears the way for construction on the new community to begin.

“East Cobb Walk is bringing to Cobb County more than new homes and storefronts,” Richard Aaronson, CEO and co-founder of Atlantic Residential, said in a press release. “This redevelopment is designed with the intent to become a catalyst for further enhancement of this commercial corridor and continued neighborhood improvement. The introduction of residential uses to historically commercial areas has become a very common and important community development tool, much like Avalon and Ponce City Market on a smaller scale.”

The CEO co-founded Atlantic Residential with brother Andrew Aaronson. “Our communities are based on great design, high-quality architecture, and great locations — East Cobb Walk benefits from all of these attributes,” Andrew stated.

The 55+ community will feature a concierge, music lounge, saltwater pool, and a fitness facility as a few of the high-end amenities for residents, similar to other Atlantic Residential communities. First move-ins are expected in 2023, and it will be branded as Evoq East Cobb.

The for-sale townhomes will be built to attract a broad cross-section of buyers looking for a new home in this vibrant community. Floorplans will include multiple bedroom options and 2-car garages.

“We’re starting a new chapter at Sprayberry Crossing, one that will make our community safer and more vibrant,” said Cobb County Commissioner JoAnn Birrell. “We’re pleased to see Atlantic Residential’s efforts to revitalize this shopping center that had not been maintained to our community standards and turn it into a place that will benefit our entire community.”

Cobb County Commissioners authorized the rezoning of Sprayberry Crossing in June 2021, opening the door to the property’s redevelopment from a shopping center into a mixed-use community.

Atlantic Residential is an active developer of new communities in the Southeast and Midwest. In the Atlanta area, it developed the highly successful Johns Creek Walk mixed use project and is currently building Lumen Doraville – a mixed-use redevelopment of the former Tilly Mill Crossing shopping center. In Cobb County, the company recently completed Revel Ballpark at Truist Park, the home field for the Atlanta Braves. The mid-rise luxury apartment community was completed in 2019 and is a sister community to Reserve at the Ballpark, an adjacent project completed in 2015.

EVOQ Town Flats in Johns Creek will be a sister community to Evoq East Cobb and is an Atlantic Residential 55+ community completed in 2019. The community’s amenities include high-end interiors, a self-serve beer and wine taproom, an on-site bakery, a pet spa, a music lounge with a baby grand piano and fireplace, a heated saltwater swimming pool, outdoor kitchens, and on-site dry-cleaning services.
