Crescent Communities’ Old Fourth Ward Project To Be Called ‘Novel O4W’

The multifamily project is expected to be completed in mid-2019.

Crescent Communities, a development company with a regional office in Atlanta, is gearing up to break ground on its latest multifamily project, Novel O4W by Crescent Communities.

The project—first announced in January—is expected to be completed in mid-2019, according to a press release Tuesday.

Permits for the multifamily development, at 525 North Avenue, were filed with the City of Atlanta late-October.

Novel O4W will include 233 apartment units and 10,500 square feet of “creative” office space.

Amenities including an air-conditioned bike storage room, a coffee bar with drop-in workspaces, indoor-outdoor yoga terrace, a rideshare lounge and artwork designed by local artists.

“Old Fourth Ward is a dynamic neighborhood and one of the most sought-after locations in Atlanta,” Kyle Brock, Managing Director with Crescent Communities, said in the release.

“We are excited to create a community that connects with the neighborhood, with inspiring amenities and programming for both residents and neighbors to enjoy.”

Crescent Communities is developing the project in partnership with State Farm and Transwestern Investment Group.

Architect Dwell Design Studio designed the project.

The project team includes civil engineering firm Kimley-Horn, landscape architect Dix.Hite + Partners, interior design by Vignette, and Summit Contracting Group Inc. is serving as the general contractor.
